The Serengeti Science Camp

Significance: By increasing our real estate position in Tanzania, the organization intends to own and operate core assets to produce strong, proven revenues to help sustain our key scientific projects and mission.

Current Camp: Since 2004, Serengeti Genesis has succesfully owned, operated and leased-out a mobile tented camp in the Serengeti National Park. It accommodates roughly 30 scientists and students. Our cash return on leasing this asset is set to hit 25% this year.

Through our strong cooperative relationships in Tanzania, the organization is currently in a position to acquire rights to own and operate a permenant tourist-based tented camp (hotel) inside the park.

Value Proposition: Serengeti Genesis is seeking $750,000 to expand the existing “mobile” tented camp into a permenant and fully operational tourist-based Science Camp, adding 12 Luxury Tents (Figure 2; Figure 3) to house up to 24 high-end tourists a night with a price target for a book rate >$250 per person per night.

In the previous 3 years, occupancy rates in the 10 month tourist season of the Serengeti National Park in the $200-400 a night price range have exceeded 90% (source: Gibbs Farms; Sopa Lodges; Elewana Hotels). In the peak months of June-September, many nights occupancy rates exceed 100% through agent overbooking, with many tourists sleeping in dozens of alternative make-shift tented camps.

Sopa Lodges (Sopalodges.com; Elewana.com) the largest operator in the area with over 125,000 annual guests through their 6 lodges, logistically supplies and manages our camps during field seasons. It is intended to sign a lease with Sopa Lodges for them to manage and operate the Serengeti Science Camp, with intended terms with Sopa Lodges for payment of ~$50 per person per night.

The Market: The Serengeti National Park attracts over 1 million visitors a year who come to view the largest density of terrestrial animal species on Earth. Tourism is Tanzania’s second largest industry ($800 million annually) and it is reported to be growing 30% annually. Having managed and operated accommodations in the park since 2003, Serengeti Genesis is uniquely positioned to take capture the explosion of tourism to the region.

>80% Occupancy rates in the $250-800 a night price range.
